Spring 2026 Leavenworth Real Estate Update

Most economic headlines this spring centered around war in the Middle East and its effect on global gas prices. As negotiations and ceasefires began to take place in April, the stock market recovered and consumer confidence cautiously creeped positive.

The Leavenworth real estate market in 2026 continues to be dominated by a large supply of homes for sale. It is a very strong buyer’s market with over a year’s supply of single family homes for sale. (In early July there were 129 homes for sale, while only 119 homes had sold in the past 365 days.)

Between April and the end of June, 33 homes had sold in Leavenworth. This is a massive 65% increase from 2025, but inline with 2023 and 2024 and also with the pre-Covid years of 2016-2019.

The average sold price of a single family home in Leavenworth rose to $997,000 in the Spring of 2026. The median home price returned to $850,000 which is very similar to 2024.

Only 5 homes sold at their original list price or trivially above. In an extreme buyer’s market, most buyers are able to negotiate discounts and most sellers are required to reduce their list price to attract buyers.

Our advice to our seller clients in 2026 is to be very strategic with listing prices. Buyers have lots of choices now and are expecting and receiving large concessions.
