The Ponderosa Estates development near Plain was created in 1968. Typical lot sizes are between .25 and .35 acres. There are 582 mostly wooded recreational lots in the development.  Interspersed among the lots are community trails and greenspaces covering 243 acres.  Annual association dues provide for domestic water, winter plowing, the community clubhouse, swimming pool and Wenatchee River access.

This area is a mix of manufactured homes and stick built houses. A few dozen homes are located along the Wenatchee River. Most of the streets in Ponderosa are named with an equestrian theme: Appaloosa, Spur, Colt, Stirrup, Pinto, Arabian, Saddle, etc.

My wife and I have had a place at the Ponderosa for over a year and have nothing but great things to say about the area and lifestyle. The people are friendly and the activities are endless. When we ask our daughter what she wants to do on the weekend she always says to “go to the cabin”. It has been a dream come true to have such a great place for us to have intimate family time and show our child “what it’s all about”.

As I said, the areas activities are endless. Our favorite things to do are snowmobiling, skiing, hiking, mountain biking, dirt biking, and spending time at the rivers and lakes. That only scratches the surface of the possibilities.

Plus if you live in the Ponderosa Estates you have access to a private pool located on the Wenatchee River where there is also a community beach on the river. If you can’t tell “We Love It!”.

The things we like best about Ponderosa are the friendly, down-to-earth people in the community, and the endless recreation opportunities during any season of the year.

The folks we’ve met in Ponderosa are genuine, warm, and friendly. Neighbors will stop by and talk to you about stories and memories from years past. They’ll offer to watch over your place when you’re not there for a while.  It’s a community that cares for others and values the beauty of the natural surroundings.

In terms of recreation activities, Ponderosa offers a wonderful community pool and park for the whole family to enjoy. We also take hikes on many greenbelt trails within the community. In the summer time you can float the river right down to the club house, and in the winter time there is an awesome sledding hill for the kids.
