Leavenworth Summer Real Estate Report 2026
The Leavenworth real estate market continues to be a strong buyer’s market with a large supply of homes for buyers to choose from. The number of sales is similar to recent summers and Leavenworth home prices remain fairly stable.
In the 3rd quarter of 2026, the average Leavenworth home sold for $902,000. This is down from a high of $948,000 in 2024. The median sales price for a single family home was $755,000 which is down from a high of $850,000 in 2024.
The total number of homes sold in the summer of 2026 was 36. While this is down from last year’s total of 45, it is very similar to 2023 and 2024.
Year to date, the total number of homes that have sold is down from previous years. 89 homes sold in the first 3 quarters of 2024, 92 homes sold in 2025 and only 82 homes have sold in 2026. For the first three quarters of 2026, the number of homes that have sold in Leavenworth has decreased 11% compared to last year.
In early October, we had over 120 single family homes listed for sale. At the current rate of sales, this gives us 13 months of inventory which signals a strong buyer’s market. A year ago, we had 9-10 months of supply which means that the market continues to cool and tip in the favor of buyers.
With continued economic uncertainty and higher interest rates keeping homebuyers cautious, sellers need to work extremely hard to succeed. For buyers, the current market is full of opportunities. There are large numbers of homes to choose from, price reductions are plentiful and most sellers are willing to negotiate.
