Leavenworth Home Prices Summer 2020
When we wrote our spring market update for the Leavenworth real estate market, our fear was that inventory might not be able to meet the extremely strong buyer demand. It seemed likely that Leavenworth home prices would climb in the summer of 2020, but without any properties to sell the number of homes sold might come to a halt.
Luckily, the number of new homes on the market this Summer was almost identical to 2019, so the drop in sales was actually inconsequential. The total number of homes that sold this summer in Leavenworth was 67. While trivially smaller than last year, 2020 Leavenworth home sales were some of the strongest we have seen.
Prices continued to climb as they have for a number of years. The average price of a home in Leavenworth in the summer of 2020 was $644,000 with a median sales price of $580,000.
What will the final quarter of 2020 bring to the Leavenworth real estate market?
It’s safe to assume that current trends will continue. Buyer demand remains strong and the number of pending sales remains high, while the number of new homes coming on the market is quite low. Both median and average home prices for 2020 will likely have grown by double digits from 2019 home prices.
