Leavenworth Home Prices Spring 2011

The Leavenworth real estate market continues to have its ups and downs as it sputters in the direction of a recovery.  At the end of 2010 it seemed like we might be headed in the right direction after surviving the horrible year that was 2009.  Unfortunately, we had a quiet spring this year here in Leavenworth which is a reminder that we aren’t quite out of the woods yet.
 
The median price of a single family home dropped to $300,000 and the average price dropped to $265,000. We haven’t seen prices this low since 2006.
 
However, I wouldn’t get too hung up on these numbers. Mostly, this reflects two things.
 

Very few homes actually sold in the second quarter (18)

Mostly cheap homes sold

It doesn’t mean that list prices have come down much, merely that people bought less expensive homes.

It’s my belief that 2011 will probably look alot like 2010 when all is said and done.  At the end of July, most of these losses have disappeared with prices heading up a little, and the number of sales (42) not far from last years 45.
