Leavenworth Condo Auction

As I have mentioned before, Leavenworth has an abundance of new condos and I think Leavenworth condo developers have made and continue to make a lot of mistakes.
The most recent news in the Leavenworth condo market is the upcoming auction of the Riverpark Condos in downtown Leavenworth.

These condos are being auctioned by James Murphy Auctioneers on December 13 and full details can be found on their website.
I won’t go into all the nitty gritty details but here are some things to consider:

a 6% auction fee will be added to the sales price of any unit
this is not a foreclosure auction
there are minimum bids for each unit and unsold units will continue to be marketed after the auction
consult with your real estate agent to see if buying at auction is the best choice for you and if this is the best way to get the best price on a Leavenworth condo.

I wonder what the effect will be on the general condo market. Recently we have seen significant price reductions at the Ski View Condos on Alpine Blick (Ski Hill) – and also at the Boulders along the Wenatchee River on Alpensee Strasse.
I would be surprised if any units in town go under contract while we are waiting to hear what happens at the auction.
