Leavenworth 3 Bedroom Home Prices

Hi Geordie. Always enjoy reading your blog. I was curious what the median/mean numbers were looking like for the year in the Leavenworth area, so was interested in this post. But I also wonder if you have data over the past 3-4 years on average “3 bedroom sales price” as a means of comparing apples to apples? I think you had quoted something like that back in ’07 for Leavenworth. I was also curious what you calculate as the % of initial asking price that sellers are averaging for sales in the current market, as another year over year trend. Thanks for all your info!
The second question is tricky to get at because of the way the data is stored on our MLS, but info on 3 bedroom homes in Leavenworth is available.
Home prices for 3 bedroom homes in Leavenworth

The number of 3 bedroom homes sold in the Leavenworth area peaked in 2006 with 68 sold homes. The low was 2009 with only 33 homes.
Strangely enough, the peak pricing for 3 bedroom homes was in 2009 with an average price of $444,000 while the median price peaked at $349,000 in 2008.
2010 3 bedroom home prices were 24% lower than the peak average price and 12% lower than the peak median price.
I find it interesting that prices continued to climb in the “post bubble years” (2008-2009) even though demand diminished greatly.
Any predictions about what the rest of 2011 will bring?
