Leavenworth Home Prices for 2015 First Quarter
Leavenworth home prices for 2015 first quarter remain relatively stable compared to past years. The average sales price for a single family home in Leavenworth (excluding condominiums) was $385,000 up 8% from $355,000. Meanwhile, the median home price was down to $332,000 from $363,000 (down 8%). First quarter numbers haven’t been a great predictor of trends, but it is nice to see a strong start in the number of closed sales for the first 3 months. Twenty-two homes sold in Leavenworth which is the biggest first quarter since 2008. In December of 2012 we had an ice storm that knocked out power in the Lake Wenatchee area and killed thousands of trees. This made travel to the area difficult if not dangerous or impossible and it certainly had a big effect on sales in early 2013. The winter of 2014-2015 in Leavenworth was almost the opposite. The lack of snow and bad weather was great for the real estate market and we managed to sell a number of vacant lots this winter that usually would be hidden under 2-3 feet of snow.
Will Leavenworth home prices continue to climb in 2015?
This really depends on inventory. If the number of homes on the market remains low, we expect that demand will continue to nudge prices higher.
