2017 Leavenworth Home Prices

2017 Leavenworth home prices set many new records. We have had five years of increasing prices and home sales in a row, but this was the first year that all of these numbers surpassed the records set in the “bubble” years of 2006 and 2007.

A record 178 single family homes sold in Leavenworth in 2017.  This is a 10% increase from both 2016 and also 2006.
Both median and average home prices in Leavenworth were up too. The median price for the year was $416,000, a 19% increase over the record of $350,000 in 2015. The average price came in at an unbelievable $462,000, 11% above the record set a decade ago in 2007.
Year-over-year, the median price of a sold home in Leavenworth is up 20% and the average price is up 16%.  (For comparison, prices in Wenatchee and East Wenatchee only came up 8% in the past year.)
It’s not surprising that 2017 Leavenworth home prices have come up so drastically. The demand is far outstripping the supply. The number of new listings continues to fall each year, while the number of sales continues to climb.
Assuming there is nothing to change this trajectory, we expect 2018 to be another challenging year for home buyers.  Home sellers certainly have a strong advantage in these conditions and 2018 will be an ideal time for those wishing to sell real estate in Leavenworth.
