Leavenworth Home Prices, Quarter 3 2010
What are Leavenworth home prices doing? The easy answer is that they are dropping, but not nearly as dramatically as elsewhere in the country, or even Washington State.
The chart below has 4 metrics measured from 2004-2010. The first two are the average home price and the median home price for the 3rd Quarter. The second pair are the Year to Date average and median home prices for Leavenworth. The red line across the chart shows the average for the 7 year period.
What does this chart tell us? Home prices this quarter certainly took a hit (prices are similar to 2005) , but the YTD numbers are about average (a little better than 2006.)

Average $292,000 down from $375,000
Median $257,000 down from $315,000
Year to Date Leavenworth Home Prices:
Average $348,000 down from $400,000
Median $298,000 down from $340,000

Why are prices are headed down? Though the number of sales has improved from last year, we have had 3 years in a row with very few sales. Some sellers needed to break the stalemate and did so by lowering their prices.
