Many of you know that I am the listing agent for the spectacular brick rambler on North Road in Leavenworth. This great home was listed for $1,000,000.00 and we had a lot of interest in it. The home is under contract and we expect it to close shortly. This home was the home of Ruby Smith and her CONTINUE READING

I ran some stats today for the Leavenworth real estate market. The statistics show what my instinct tells me. Generally it is a Buyers market based on months of inventory and percentage of pending listings. However, sellers are continuing to raise prices and are perhaps more confident than they CONTINUE READING

As I've discussed before, pending ratios are a good way to look at how "hot" a particular real estate market is and to compare it to other markets or the same market at a different time. I noticed today we have 83 active listings for single family homes in the Leavenworth area. This is certainly a CONTINUE READING

I had a spare moment so I decided to take a look at market numbers for the Leavenworth market. I think this is really important since these numbers are in contrast with housing sales nationally. (National Stats) If we look at the number of homes (single family, not condos or manufactured homes) CONTINUE READING

What is an absorption rate? It is the average number of houses that sell per month and it tells us what kind of inventory we have. I ran some numbers today which confirm what I thought was the case. Currently there are 57 single family homes (not including condos or manufactured homes) in the CONTINUE READING

Think this might be a problem for selling a house? Apparently not in today's real estate market for Leavenworth Washington. Two homes recently popped on the market just outside of town. Nice little fixer upper cabins. Cabins without water, wired for generators and hooked up to sketchy homemade CONTINUE READING

The local Windermere offices in Wenatchee and Leavenworth have recently published a market review which has local real estate statistics for 2005. (I will mail you one for free if you ask.) Average prices for local towns (excluding new construction): Wenatchee $189,000 E. Wenatchee $188,000 CONTINUE READING

I have just ran some annual stats for 2005. The average buyer I represented in 2005 bought a house listed at $316,425 but I helped them buy it for $301,862. In a sellers market where mulitple offers are common, I SAVED THEM $14,563 on average. My sellers were well represented too. On average my CONTINUE READING

The market is really limited and I have buyers for all sorts of properties: Cashmere 3+ bedroom on an acre or more horse property in the Leavenworth area waterfront property in Leavenworth or Lake Wenatchee cabins under $200,000 in Leavenworth or Lake Wenatchee Cashmere 3+ bedroom home Kahler Glen CONTINUE READING

No real surprises here. The Leavenworth and Cashmere real estate markets continued to see great growth in 2004. The average price of a 2 bedroom home in Leavenworth went from $196,000 in 2003 to $210,000 in 2004. 3 bedroom homes went from $260,000 to $295,000. These are gains of 7% and 13.5%. Geordie was great in every way. We have been looking in the Leavenworth area for some time, and Geordie was absolutely the best for local knowledge, history and depth on neighborhoods, developments and the local market trends. He was very quick to respond (even when he was on his vacation) and worked very diligently to get all of our questions answered in a very timely fashion. We would recommend him highly to anyone looking to buy or sell a home. Very friendly, and helped us navigate all of the local options before we made an offer on the property that we purchased. Thank you, Geordie!

It was such a pleasure to work with Geordie and his wife, Allyson on our cabin purchase. They showed us a variety of locations, listened to what we wanted and helped us find the perfect match. Everything was smooth and not stressful, just relaxed and easy. We would definitely recommend Geordie and use him again if the need arises!
