Two Years of Blogging

It’s hard to believe that I’ve been blogging about real estate now for two years. In the beginning it was just a few statistics (market updates) but mostly it was another venue for me to talk about my listings. Obviously that wasn’t particularly exciting or engaging – not for me or for my readers. As I learn more about the blogosphere and about real estate blogging, I try and continually adapt and change to make this a more educational and useful site.

Luxury Homes in Leavenworth and Wenatchee

Last Sunday's Seattle Times Real Estate Section had an article about the price of luxury homes these days. The article discussed what a million dollars will buy you in the Puget Sound area these days. While you can get a great house, these homes are no longer considered luxury homes. In King County, this is now reserved for homes priced $3 million or more.

North Road Auction

Many of you know that I am the listing agent for the spectacular brick rambler on North Road in Leavenworth. This great home was listed for $1,000,000.00 and we had a lot of interest in it. The home is under contract and we expect it to close shortly.

This home was the home of Ruby Smith and her estate will be auctioning all the furniture and other personal belongings in early December. For pictures and a list of items please click here.

Leavenworth Real Estate Update

I ran some stats today for the Leavenworth real estate market. The statistics show what my instinct tells me. Generally it is a Buyers market based on months of inventory and percentage of pending listings. However, sellers are continuing to raise prices and are perhaps more confident than they should be. Of course all of this depends on price point and location.

These statistics are for single family dwellings (not condominiums or manufactured homes). These homes are in the general Leavenworth area which includes Plain, Fish Lake, Lake Wenatchee, Leavenworth and Peshastin.

The Psychology of Numbers

Much of real estate revolves around negotiating between sellers and buyers. This is something I count as one of my skills and I am really happy to provide it to my clients in the Leavenworth real estate market. Much of negotiating revolves around what I call the "pychology of numbers."

We all know that a house listed at $199,950 is a $200,000 house. It still looks a little more affordable if we price it at $199,950. (Not that there are many $200,000 houses in Leavenworth.)

Pending Ratios

As I've discussed before, pending ratios are a good way to look at how "hot" a particular real estate market is and to compare it to other markets or the same market at a different time.

I noticed today we have 83 active listings for single family homes in the Leavenworth area. This is certainly a lot more than the 40 some we had for most of the Spring. But are houses selling? I've been staying busy with lots of sales, but that's not a good barometer for the market as a whole.
