Leavenworth Real Estate Update: Q4 2010

"How's the Leavenworth real estate market doing these days?"

That seems to be a question we get all the time.

We'll do our best to answer that question in the next few posts.

There are two ways to measure the health of the market. Home prices is certainly one of the factors we look at. The chart below measures the average and median sales prices of homes in the Leavenworth and Lake Wenatchee area over the past 6 years during the fourth quarter of the year. (October through the end of December.)

How Long is Your Driveway?

When shopping for a home in Leavenworth a lot of folks see  a house they like but then mention that they were hoping to find a house a little further away from the road.  Understandably, home buyers are hoping for peace and quiet and a little privacy.

However, buying a house that is further from the road means having a longer driveway. This means increased costs for paving or laying gravel during the construction. It also means more work to plow or snowblow when winter hits.

Getting a Leavenworth Christmas Tree

With Thanksgiving upon us, many Leavenworth families start thinking about the annual search for a Christmas tree.  For some that means searching the local parking lots for trees sold by local Boy Scout troops and high school marching bands, for others it means venturing to a local Christmas tree farm like Shelton's in Cashmere,

For our family, it means visiting the local national forest for a Christmas tree.

Leavenworth Hosts Banff Mountain Film Festival

The Banff Mountain Film Festival is taking this year's films on the road as they do each year and this year we are excited to have them come to Leavenworth.

We're so excited that we told the Leavenworth Winter Sports Club who is hosting the films that we would love to be the title sponsor. So for the inaugural showings here in Leavenworth, we at Icicle Creek Homes (Allyson and Geordie) are the title sponsor.

Leavenworth Land Sales 2010

 In 2009 Leavenworth land sales were pretty dismal, but this year’s first 3 quarters have shown a decent rebound in the number of sold parcels, if not the price.

In the first three quarters of 2010, 40 parcels of land have sold in the Leavenworth and Lake Wenatchee area--(this is both acreage and lots) compared to only 19 last year This is on par with 2008, where 39 parcels had sold. While the Leavenworth market is not back to the strength of previous years; 2007 with 91 sold, 2006 with 98 sold, and 2005 with 123 sold, it is still a good start to the recovery.

In our most recent post we tackled current Leavenworth home prices. Today we are going to look at the number of homes that have sold in Leavenworth this quarter and so far this year in 2010.
