Leavenworth Home Prices | 3rd Quarter 2011

What a difference a year or even a few months can make!

We're certainly not out of the woods, but there is a lot of good news to report after the 3rd quarter of 2011.  Last year, we saw a summer driven by sales of distressed homes (short sales and foreclosures ) which really depressed the average and median prices.

This year, only 1 of these homes was a Foreclosure/ REO and 7 of the homes actually sold above $500,000.

The average home price for a home in Leavenworth in the third quarter of 2011 was up to $391,000 and the median price was $360,000.  Compared to last year's horrible numbers this is incredible. An increase of 34% and 39% over 2010!

Some sobering thoughts:

Just because upper end homes started selling again, doesn't mean that the market has recovered.

The number of homes sold during this time period remains low.  One additional house sold compared to last year, but we still are seeing a fraction of the number of homes sold compared to the boom years.  I would hope for a minimum of 30 sold houses if not 35 before I thought the market for sellers was healthy again.
