This month eight homes and one condo sold in the Leavenworth area.

 

915 Pine Street, Leavenworth

List price: $325,000.  Sold price: $200,000.

Days on Market: 364

3 bedrooms | 1 bath | 1552 sqft | .45 acres

This is a multi-building property that included a 3 bedroom home and a former church all on 5 1/2 city lots.  It will be interesting to see what happens with this property.

List price: $209,800.  Sold price: $220,000.

This house was a foreclosure with multiple offers.  This house last sold in Jan 2007 for $300,000.  The new owner then put it back on the market two months later in March for $439,900.

This house has been on the market since October 2006.  The whole property consisted of 100 acres, in five 20 acre parcels and was listed for $1,600,000.  Over the years they have tried to sell the property a variety of ways; the house plus 20 acres for $775,000 & again at $499,000, the remaining lots separately for around $225,000, the house plus 40 acres, etc.  It is a very private setting on the Peshastin side of Mountain Home ridge.

Leavenworth Neighborhoods: Buyer’s or Seller’s Market?

With a record number of homes for sale in Leavenworth, we generally are telling folks it’s not the best time to put your house on the market.  The corollary of that, of course, is that it is a great time to be a buyer.

But even our small market in Leavenworth is made of a number of different sub-markets and neighborhoods and while we may have an oversupply of condos at Kahler Glen, properties for sale on Lake Wenatchee are pretty rare.

With that in mind, we created a chart to help consumers sort this out:

Before we get to May, there was one additional house that closed in April but was not reported as sold until May.

List price: $698,800.  Sold price: $480,000.

This is a large home in Kahler Glen that backs to the 18th fairway and a pond.  It was used as a nightly rental and could accommodate a large number of guest and as set up to be business retreat.  The sellers were a non-profit organization who were gifted the house when the previous owners couldn’t sell it.

Older cabin on the lake with 75′ of waterfront and a dock.  The lot didn’t really have a driveway down to the house and most of the value was in the lot.

 

 

Leavenworth Condos

List price: $215,000.  Sold price: $133,000.

This is a non-nightly rental condo in the residential part of Leavenworth.  Two of its sister condos sold in Feb 2010 for $129,000.  There is currently still one condo similar to this one on the market.

Leavenworth Flood Insurance

I received two helpful emails in my inbox today about flood insurance.

Darel Ansley at People’s Bank in Wenatchee writes:

If you are involved in any purchases requiring flood insurance, there are currently no policies being issued, and these transactions cannot close without flood insurance.

As you may have heard, the National Flood Insurance Program’s authorization from Congress expired March 28, which means they cannot issue any new flood insurance policies until their authorization is restored sometime after Congress returns to work. They have a hearing scheduled for April 21st , and sometime after that will be able to vote on re-storing flood insurance. (I guess Congress was too busy with another issue the last few months so they didn’t get to this one before their recess). Your client can get a flood insurance quote, but closing will be delayed until NFIP gets their approval from Congress and can then start issuing coverage.

Luckily, Erik Kossian of Leavenworth Insurance followed up with his own update.

I have flood available for many but not all flood zones through regular insurance companies (not insured by the federal national flood program.)

My policy covers residential dwellings for the perils of earthquake, landslide, and flood, all in one policy. The highest limit available is $12.5 million.

Here are the Coverage Details:

• Coverage includes the following limits as a percentage of the dwelling value:

Other Structures 10% (may be increased)

Personal Property 20% (may be increased)

Additional Living Expense or Loss of Rents 10% (may be increased)

• Replacement Cost on both dwelling and contents

• Deductibles are based on a percentage of the highest coverage limit: 5%, 10%, or 20%

(i.e. if the highest coverage is the Dwelling at $250,000, a 5% deductible would equal $12,500)

• 80% Co-Insurance

• 4% Inflation Guard

Optional Coverages:

• Since “Other Structures” does NOT include docks, bulkheads, piers and retaining walls, coverage may be available via endorsement; submit to your underwriter with details: limit, construction material, and exposure

• Earthquake or other peril may be excluded to avoid duplicate coverage

Other Notes:

• Any type of construction

• Dwelling does not have to be retrofitted

• No age restrictions

• Condo Owner coverage available

• Coverage is not available in all Flood Zones, especially high risk of flood.

• Underwriting is conducted on a per location basis; no use of generic maps

• Cannot be vacant for more than 90 consecutive days

• Low minimum premiums

• 24-hour in-house quoting turn around

• Financing, Direct Bill, and Mortgage Bill are available
