Leavenworth Condos : The Future
One of my favorite posts in the past few years was entitled Top 5 Ways to Shoot Your Leavenworth Condo Project in the Foot. I wrote it in hopes that it would save some developers heartaches and headaches, but instead I watched as more folks ignored the lessons and decided to take their lessons from the school of hard knocks.
In 2009 I had the opportunity to represent the Cascade Crest Condos in downtown Leavenworth. It has been great fun to practice what I preach. Five months after we first listed the condos we have sold or have under contract 5 out of the 6 units.
Allyson’s reaction to our success with these units might flabbergast some local real estate agents. “We need more condo projects!”
“But Geordie, doesn’t Leavenworth currently have YEARS of supply of unsold condos?” you gasp.
Indeed it does, but there is room for new condos in our market.
Here’s what I think we need:
Patio homes: Basically a patio home is a duplex that functions as a condominium. Maple Terrace in Wenatchee was the first project like this in the area. I think that 3 bedroom, 2 bath ramblers 1500-1700 sqaure feet with a garage on Ski Hill would sell like hot cakes. We have gotten a lot of visitors at our condo open houses looking for such a product. These are more likely to be retirement buyers looking to downsize, but not interested in a 1000 square foot condo.
Lake Wenatchee Condos: If you want a condo at Lake Wenatchee, Kahler Glen is the closest you’ll get. There is room for condos in the area that aren’t at the golf course.
Stevens Pass Condos: We get people asking about Stevens Pass condos all the time. They also search for this term on the web and end up here. If you made a decent product and kept it under $400,000 for a two bedroom I bet you could sell some condos.
3 Bedroom Condos: These sold out quickly at Icicle Village Resort / Aspen Suites. No 3 bedroom condos are available at Haus Wunderbar, The Boulders or Cascade Crest.

Small cabin on the south shore of Lake Wenatchee just past Wenatchee State Park. Nice view and beach. The home took three summers to sell.

Three condos sold in November, two in town and one in Kahler Glen.

List price: $500,000. Sold price: $289,550.

One of the last remaining condos left over from the auction last year. Interior unit with an additional loft and one space in garage. Seller paid $3500 in closing costs.

First Cascade Crest condo to sell. While officially it has been on the market 98 days, it was available last summer for $519,000. Short Sale situation. Nicely finished interior and one car detached garage.

Leavenworth Property Rights Fundraiser

Allow me to introduce myself and steal a moment of your time. My name is Tabatha Hargis, I own a property over in the Lake Wenatchee area which we spend time at regularly with family and friends. We come into the Leavenworth Village often and love all the wonderful shops and eateries. In addition to enjoying our cabins personally, we also rent them out on the weekends when we are not using them. This allows us to afford a second home and ultimately be able to continue enjoying this beautiful area. We are one of several families who use their cabins in this manner.
In the past year a few members of our home owners association in Chiwawa River Pines have voiced that they do not like the vacation rentals in their neighborhood since they have decided to retire and live there full time. Once our development started taking steps to disallow vacation rentals, several other individuals in surrounding neighborhoods are talking about trying to follow suit.
This is becoming a huge concern not only for the hundreds of home owners who have been renting their cabins out for decades, but also for the surrounding small businesses that rely on tourism and vacation rentals in that area. It has also become a growing problem for Realtors trying to sell houses in that area. When the market is already down, this is just one more deterrent for potential buyers.
I come to you today asking for your support in our endeavor to preserve our fundamental rights as property owners. We have had no choice but to enter into a lawsuit against our HOA in order to stop them from changing our covenants and banning these short term rentals.
As you can imagine, this process is very expensive with the legal fees, not to mention extremely trying on many of us in an already trying time. A large group of owners have banned together to put on a fund raiser dinner and silent auction in hopes of raising funds to continue our fight.
Mt. Springs Lodge has generously offered their facilities to us on Jan. 23rd to hold our fund raiser. Any donation items that your business can contribute to our silent auction table would be greatly appreciated.
We will be distributing a flier in the upcoming weeks all around Leavenworth/Plain/Lake Wenatchee area and selling tickets to the event. If you would like any more information on this issue, the law suit, or would like to help in any other way, please do not hesitate to contact me. 206-902-8396.
