My Metrics – Leavenworth Real Estate Edition
Despite the so called “death of print media” we still subscribe to a number of magazines in our household. I enjoy Fortune magazine and one of the regular columns they have is called “My Metrics”. Each issue, some analyst or economist shares a hidden secret about some number that they use to determine how the economy is doing or how a specific business is doing.
I thought I’d share with you a metric that I think is key to understanding the health of the Leavenworth real estate market.
It really boils down to this…
Did 10 homes sell last month?
In the chart below, we have the data from 2008, 2009 and 2010.
- Months with 10 sales or more have a green arrow
- Months with 9 sales (almost good!) have a black arrow
- Months with less than 5 sales have an orange dodo (bad!)
So let’s look at the sales year by year.
2008
3 great months, 3 good months and 1 bad month
2009
1 great month, 1 good month, and 6 bad months
2010
0 great months, 3 good months, 1 bad month
2011
Looks like we get another January dodo.. only 4 homes sold last month.
As we move through 2011, watch the number of sold homes in Leavenworth each month. To me it looks like 2009 was our worst year, what do you think?

This little home sold as a Fannie Mae foreclosure. Before it went into foreclosure it had been on and off the market since May 2008 and started at a list price of $249,900. The previous owner had done some updating including the kitchen and flooring. However, the house does not have alley access so there is no way to build a garage without tearing down the house.

List price: $390,000. Sold price: $266,500.

List price: $346,000. Sold price: $285,000.

The house was on the market previously for 492 days with an asking price of $698,000. The home is actually on Hinthorn Lane, a small private road off of Chumstick Highway.

List price: $529,000. Sold price: $485,000.

This is on the top of Mountain Home Ridge and is only accessible in the winter by snowmobile. The house has a view of Dryden and the Ingalls Creek valley along Hwy 97. It has been on the market every summer since 2005. The original list price was $941,000 in 2005 but they raised the asking price in subsequent summers, peaking in 2007 with an asking price of $1,300,000.
8787 Icicle Road, Leavenworth
List price: $1,275,000. Sold price: $1,275,000.

A beautiful and very large timber frame home just before the bridge on Icicle Road as you come from town. It is tucked back off the road and while it is close to the river, it is not actually riverfront property. The basement of the home could be used as its own separate apartment and I believe there are living quarters above the garage as well. This was a bit of a ghost listing, as it was not actually on the multiple listing service. Our sources tell us that the home was previously sold on a contract but the other buyer ended up cancelling the contract last year.

List price: $189,900. Sold price: $131,250.

One of eight units, it is a two floor townhouse style condo and can be used as a nightly rental. The condo was a foreclosure and ended up going to auction where it sold. The previous owners had it on and off the market since 2006 and the asking price ranged from $249,000 to $219,000.
