Leavenworth Real Estate | Sold Homes February 2011

 

In February, four homes sold in the Leavenworth area.

List price: $229,000.  Sold price: $147,500.

Days on Market: 323

A small but cute cabin at the edge of the Ponderosa Estates neighborhood with one bedroom that was a loft accessible by ladder.  The home is waterfront, although it is very steep access.  The home is also right next to the high voltage power lines.

List price: $460,000.  Sold price: $395,000.

Days on Market: 226

Newer cabin with lots of interior wood accents.  It is across the street from Lake Wenatchee.

 

 

 

 

22585 Lake Wenatchee Highway, Leavenworth

List price: $599,000.  Sold price: $490,000.

Days on Market: 6.08

Log cabin on the north side of Lake Wenatchee Highway with a large meadow and a creek.  The home was really a two bedroom with a bonus room.  The home is in a very private setting with great views of Dirty Face Mountain.

List price: $765,000.  Sold price: $698,500.

Newer construction on the south side of Lake Wenatchee.  The home has views and 100′ of lake front.  The home has a steep shared driveway that is typically not plowed in the winter.  The home originally went on the market in 2009 with an asking price of $970,000.

Cashmere Real Estate | Sold Homes February 2011

 

Only one home sold in Cashmere this month, but it was a doozie.

 

1165 Willems Road, Cashmere

List price: $1,950,000.  Sold price: $1,650,000.

Days on Market: 148

3 bedrooms | 2.5 bath | 1494 sqft | 719 acres

No, that is not a typo.  The property is 719 acres in three parcels.  The property has a modest cabin with large garage, additional bunk house, and LOTS of elbow room.  The property has been on and off the market since 2007.

My Metrics – Leavenworth Real Estate Edition

Despite the so called “death of print media” we still subscribe to a number of magazines in our household. I enjoy Fortune magazine and one of the regular columns they have is called “My Metrics”.   Each issue, some analyst or economist shares a hidden secret about some number that they use to determine how the economy is doing or how a specific business is doing.

I thought I’d share with you a metric that I think is key to understanding the health of the Leavenworth real estate market. 

It really boils down to this…

Did 10 homes sell last month?

In the chart below, we have the data from 2008, 2009 and 2010.

• Months with 10 sales or more have a green arrow
• Months with 9 sales (almost good!) have a black arrow
• Months with less than 5 sales have an orange dodo (bad!)

 

 

So let’s look at the sales year by year.

2008

3 great months, 3 good months and 1 bad month

2009

1 great month, 1 good month, and 6 bad months

2010

0 great months, 3 good months, 1 bad month

2011

Looks like we get another January dodo.. only 4 homes sold last month.

 

As we move through 2011, watch the number of sold homes in Leavenworth each month.  To me it looks like 2009 was our worst year, what do you think?

 To start the new year off, 2 condos and 4 homes sold in Leavenworth this January.

List price: $155,000.  Sold price: $130,000.

A 1940′s house along Hwy 2 in Peshastin with commercial zoning.

List price: $339,000.  Sold price: $265,000.

This home on the west edge of town has a large garage on the lower level and all the living space up the upper level.  Nice fenced backyard with privacy.  The interior has new flooring and updated kitchen and bathroom.

List price: $395,000.  Sold price: $280,000.

A 1990′s cabin just past Lake Wenatchee.  The house has an awesome view of the mountains.  The square footage includes a large unfinished basement.

List price: $698,500.  Sold price: $500,000.

Large home on an acre up Ski Hill.  The home has a nice view of Wedge Mountain and a large detached garage with R.V. space.

 

 

Leavenworth Condos

 

138 W. Whitman Street #6

List price: $149,000.  Sold price: $129,000.

Days on Market: 282

2 bedrooms | 2.50 bath | 1066 sqft |

This is the fifth condo in this complex to sell in the past year.  The condo is a short walk to downtown and can not be used as a nightly rental.

 

 

 

1509 Alpensee Strasse #6

List price: $629,500.  Sold price: $325,000.

Days on Market: 1282

2 bedrooms | 2 bath | 1500 sqft |

High end condo on the Wenatchee River.  The condo has great living space, nice deck over looking the river and a one car carport.  The condo can be used as a nightly rental.  This is the third condo to sell in this development of six.  However the builders kept at least two units.

Leavenworth Real Estate | Sold Homes December 2010

 In December 2010, 6 homes and 1 condo sold in Leavenworth.

 

228 Center Street, Leavenworth

List price: $159,900.  Sold price: $150,000.

Days on Market: 60

2 bedrooms | .75 bath | 720 sqft | .08 acres

This little home sold as a Fannie Mae foreclosure.  Before it went into foreclosure it had been on and off the market since May 2008 and started at a list price of $249,900.  The previous owner had done some updating including the kitchen and flooring.  However, the house does not have alley access so there is no way to build a garage without tearing down the house.

 

 

18864 Pine Loop Road, Leavenworth

List price: $390,000.  Sold price: $266,500.

Days on Market: 851

2 bedrooms | 2 bath | 1193 sqft | .40 acres

A small cabin with a huge garage–room for an RV plus an additional finished rec room upstairs.  The home is in the Alpine Acres neighborhood in Plain which does have Wenatchee River access.  The house has been on and off the market since March 2007.  The Plain Community Church borders the property.

 

 

 

13351 Chumstick Highway, Leavenworth

List price: $346,000.  Sold price: $285,000.

Days on Market: 144

3 bedrooms | 2 bath | 2432 sqft | 5.33 acres

This home was a foreclosure and was not completely finished on the inside.  Additionally, a retaining wall was needed along the back patio to keep the hillside from sliding.  The house was on the market previously for 492 days with an asking price of $698,000.  The home is actually on Hinthorn Lane, a small private road off of Chumstick Highway.

 

 

12640 Shore Street, Leavenworth

List price: $529,000.  Sold price: $485,000.

3 bedrooms | 3 bath | 1960 sqft | 1.10 acres

New construction home on one acre in the Icicle Creek valley.  The home has nice wood accents and great hardwood floors.  There is also a large shop/garage and a view of Wedge Mountain.

 

 

9450-60 Mountain Home Road, Leavenworth

List price: $941,000.  Sold price: $521,625.

Days on Market: 1226

4 bedrooms | 3 bath | 4153 sqft | 41 acres

This is on the top of Mountain Home Ridge and is only accessible in the winter by snowmobile.  The house has a view of Dryden and the Ingalls Creek valley along Hwy 97.  It has been on the market every summer since 2005.  The original list price was $941,000 in 2005 but they raised the asking price in subsequent summers, peaking in 2007 with an asking price of $1,300,000.

 

8787 Icicle Road, Leavenworth

List price: $1,275,000.  Sold price: $1,275,000.

Days on Market: 0

4 bedrooms | 4 bath | 7000 sqft | 2 acres

A beautiful and very large timber frame home just before the bridge on Icicle Road as you come from town.  It is tucked back off the road and while it is close to the river, it is not actually riverfront property.  The basement of the home could be used as its own separate apartment and I believe there are living quarters above the garage as well.  This was a bit of a ghost listing, as it was not actually on the multiple listing service.  Our sources tell us that the home was previously sold on a contract but the other buyer ended up cancelling the contract last year.

 

Leavenworth Condos

 

485 Alpine Place #5, Leavenworth

List price: $189,900.  Sold price: $131,250.

Days on Market: 195

2 bedrooms | 1.75 bath | 1024 sqft |

One of eight units, it is a two floor townhouse style condo and can be used as a nightly rental.  The condo was a foreclosure and ended up going to auction where it sold.  The previous owners had it on and off the  market since 2006 and the asking price ranged from $249,000 to $219,000.
