Leavenworth Real Estate | Sold Homes July 2010

 

In July, eight homes and one condo sold in Leavenworth.

 

 

232 Center Street, Leavenworth

List price: $229,900.  Sold price: $175,000.

Days on Market: 439

3 bedrooms | 1 bath | 976 sqft | .16 acres

Small Leavenworth rambler that has had a number of additions over the years.  I believe the house was listed with a Seattle area agent for a time, so the days on market is actually higher.

 

 

 

 

 

1213 Front Street, Leavenworth

List price: $499,900.  Sold price: $180,000.

4 bedrooms | 1.75 bath | 2411 sqft | .16 acres

This 1914 classic home definitely has had a rough go.  Last sold in 2006 for $416,000, it came back on the market in Sept of 2008 for $499,900, then the bank took possession of it in the summer of 2009.  It went thru a few Fannie Mae auctions and failed to sell due to low bids.  The house is zoned commercially and can be used as a nightly rental, which was the original owners intent.  However, from what I heard, the city required sprinklers in every room to authorize it as a nightly rental and was going to make the owner of the home pay for upgraded sewer along Front St so there was enough pressure to run the sprinklers.  During foreclosure, an issue with the front porch came up where it was possibly going to have to come off due to foundation issues.  There was no guarantee that the front porch, once removed could be rebuilt due to “bavarianization” laws in the commercial zoning district.  All in all, it proved a hard sell, and while it got us some great clients, we were not the selling agents.

List price: $289,500.  Sold price: $217,950.

Large, 1970’s home in Leavenworth with an open floor plan.  There is a very large master bedroom upstairs and three bedrooms on the main floor.  The garage had been converted so there was no covered parking.

List price: $428,876.  Sold price: $263,000.

This house in Peshastin has a small view of the river and also has a large detached shop.  The basement has an additional kitchen which could potentially allow it to be a separate rental.

Cute cabin in Chiwawa River Pines that was originally an A-frame that had a few additions.  In addition, there was a separate bunk house with loft and a few outbuildings for snowmobiles.

Large home at the end of Shore Street.  It has nice mountain views and a tennis court.

This month three homes sold in the Cashmere area.

 

108 River Street, Cashmere

List price: $159,000.  Sold price: $112,600.

Days on Market: 581

This is an old home, built in 1898, that was used as a duplex at one time.  The sellers also paid $2300 of buyer’s closing costs.

 

 

 

 

9015 Motel Road, Dryden

List price: $179,000.  Sold price: $171,000.

Days on Market: 241

2 bedrooms | 1 bath | 1584 sqft | 1 acre

This 1920s home, while not on the water, is zoned Rural Waterfront allowing for subdivision into smaller lots.  Last sold in 2006 for $140,000.

 

 

 

 

 

7168 Olalla Canyon Road, Cashmere

List price: $445,000.  Sold price: $305,000.

Days on Market: 382

3 bedrooms | 1.75 bath | 2200 sqft | 1.70 acres

This home is about a mile up Olalla Canyon and has a very nice setting with a well kept yard.  It has been on and off the market since 2007.  Its last listing price was $299,900 and my guess is the price was increased to cover part of the $9150 in closing costs the seller gave to the buyer.

This is a multi-building property that included a 3 bedroom home and a former church all on 5 1/2 city lots.  It will be interesting to see what happens with this property.

List price: $209,800.  Sold price: $220,000.

This house was a foreclosure with multiple offers.  This house last sold in Jan 2007 for $300,000.  The new owner then put it back on the market two months later in March for $439,900.

New construction home on Ski Hill outside the city limits.  Nice view of Wedge Mountain.  The house was on the market during construction.

List price: $549,000.  Sold price: $745,000.

This cabin is on Fish Lake.  The house was sold with an adjoining waterfront lot, which is why the sales price is higher than the asking price.  Originally the house was listed for $875,000 which included the lot.

List price: $685,000.  Sold price: $540,000.

This house has been on the market since October 2006.  The whole property consisted of 100 acres, in five 20 acre parcels and was listed for $1,600,000.  Over the years they have tried to sell the property a variety of ways; the house plus 20 acres for $775,000 & again at $499,000, the remaining lots separately for around $225,000, the house plus 40 acres, etc.  It is a very private setting on the Peshastin side of Mountain Home ridge.

List price: $799,000.  Sold price: $742,000.

Custom home out Icicle Road on an acre.  The apartment above the garage had a view of Wedge Mountain.  A buyer was waiting in the wings for this house and it was under contract quickly.

List price: $400,000.  Sold price: $245,000.

Days on Market: 1124

In June, five homes in the Cashmere area sold.

List price: $259,000.  Sold price: $156,000.

Days on Market: 820

Classic Cashmere home on Cottage Ave, this home was on the market a LONG time and finally sold in a short sale situation.  House has a nice backyard with alley access but steep stairs to the second floor and is a bit dated.

 

 

 

8978 Motel Road, Dryden

List price: $250,000.  Sold price: $245,000.

Days on Market: 137

3 bedrooms | 1 bath | 2309 sqft | 2.90 acres

This home was a foreclosure sale and the bank gave the buyer an additional $5000 in closing costs.  The house was previously on the market in a short sale situation for 310 days with an initial asking price of $439,000 and they ended at $320,000 before the bank got it.

 

 

 

5600 Weatherend Drive, Cashmere

List price: $570,000.  Sold price: $259,000.

Turn of the century home within the Cashmere urban growth boundary.  The property is zoned Suburban Residential and might have the potential to be developed into residential lots.  This potential was reflexed in the initial asking price.  The land also borders Brender Creek.

Leavenworth Home Prices Spring 2010

Reporting about Leavenworth home prices usually starts with a great image of a half filled cup.  It’s rarely a simple story and there is both good news and bad depending on whether you are buying or selling a home.

Let’s start with a chart comparing Q2 of 2010 to previous years.

• The number of sales this quarter was up 50% from last year’s dismal numbers.
• The number of sales is still 50% of 2006’s stellar numbers
• Home prices have remained fairly flat over the past few years.

What numbers are missing from this chart?

• The number of pending sales (contracts agreed to) is nearly identical from 2009 to 2010. This may not be a good sign for the rest of summer.
• We have a record number of homes on the market in Leavenworth. Buyers have more choices than ever before. On July 9th, 2010 we reached the 200 homes threshold.

 

As I mentioned over on our Facebook page, I would rather be a buyer than a seller in the Leavenworth market. On the other hand I’d rather be selling a home in Leavenworth than trying to sell one in Cleveland, Detroit, Las Vegas or Phoenix.
