Leavenworth Real Estate | Sold Homes July 2010
In July, eight homes and one condo sold in Leavenworth.
232 Center Street, Leavenworth
List price: $229,900. Sold price: $175,000.

Small Leavenworth rambler that has had a number of additions over the years. I believe the house was listed with a Seattle area agent for a time, so the days on market is actually higher.

List price: $499,900. Sold price: $180,000.

This 1914 classic home definitely has had a rough go. Last sold in 2006 for $416,000, it came back on the market in Sept of 2008 for $499,900, then the bank took possession of it in the summer of 2009. It went thru a few Fannie Mae auctions and failed to sell due to low bids. The house is zoned commercially and can be used as a nightly rental, which was the original owners intent. However, from what I heard, the city required sprinklers in every room to authorize it as a nightly rental and was going to make the owner of the home pay for upgraded sewer along Front St so there was enough pressure to run the sprinklers. During foreclosure, an issue with the front porch came up where it was possibly going to have to come off due to foundation issues. There was no guarantee that the front porch, once removed could be rebuilt due to “bavarianization” laws in the commercial zoning district. All in all, it proved a hard sell, and while it got us some great clients, we were not the selling agents.

This is an old home, built in 1898, that was used as a duplex at one time. The sellers also paid $2300 of buyer’s closing costs.

List price: $179,000. Sold price: $171,000.

This 1920s home, while not on the water, is zoned Rural Waterfront allowing for subdivision into smaller lots. Last sold in 2006 for $140,000.

This home is about a mile up Olalla Canyon and has a very nice setting with a well kept yard. It has been on and off the market since 2007. Its last listing price was $299,900 and my guess is the price was increased to cover part of the $9150 in closing costs the seller gave to the buyer.

This house has been on the market since October 2006. The whole property consisted of 100 acres, in five 20 acre parcels and was listed for $1,600,000. Over the years they have tried to sell the property a variety of ways; the house plus 20 acres for $775,000 & again at $499,000, the remaining lots separately for around $225,000, the house plus 40 acres, etc. It is a very private setting on the Peshastin side of Mountain Home ridge.

This home was a foreclosure sale and the bank gave the buyer an additional $5000 in closing costs. The house was previously on the market in a short sale situation for 310 days with an initial asking price of $439,000 and they ended at $320,000 before the bank got it.

Leavenworth Home Prices Spring 2010
Reporting about Leavenworth home prices usually starts with a great image of a half filled cup. It’s rarely a simple story and there is both good news and bad depending on whether you are buying or selling a home.
Let’s start with a chart comparing Q2 of 2010 to previous years.

The number of sales this quarter was up 50% from last year’s dismal numbers.

The number of sales is still 50% of 2006’s stellar numbers

Home prices have remained fairly flat over the past few years.
What numbers are missing from this chart?

The number of pending sales (contracts agreed to) is nearly identical from 2009 to 2010. This may not be a good sign for the rest of summer.

We have a record number of homes on the market in Leavenworth. Buyers have more choices than ever before. On July 9th, 2010 we reached the 200 homes threshold.
As I mentioned over on our Facebook page, I would rather be a buyer than a seller in the Leavenworth market. On the other hand I’d rather be selling a home in Leavenworth than trying to sell one in Cleveland, Detroit, Las Vegas or Phoenix.
