Leavenworth 3rd quarter home sales were not as strong as those in the 2nd quarter of 2013, but continue a trend of strong sales volume and increasing prices in 2013.
We are seeing this in a number of sectors of the Leavenworth real estate market including condominium sales and even manufactured homes.
Leavenworth Condo Sales
14 condos sold in Leavenworth and Lake Wenatchee in the 3rd quarter of 2013.
Year to date, a total of 20 condominiums have sold in Leavenworth and Lake Wenatchee in 2013.
After a quiet first quarter that we attributed to the winter storm damage, we saw Leavenworth home sales surge in spring of 2013 and a continuation of the high sales volume we started to see in 2012.
As you can see in this chart, the number of home sales from April through June in Leavenworth was double that of last year during the same period and actually on par with boom years like 2007.
Two big questions I get asked all the time now by home buyers -
"Are there more houses coming on the market soon?"
"Is there a Leavenworth housing shortage?"
People who have been watching the Seattle area real estate market know that Seattle hasn't had much in the way of inventory in 2012 or 2013 and that shortage of inventory has turned Seattle into a seller's market once again with lots of bidding wars and multiple-offer scenarios.
After a healthy increase in sales activity in 2012, I think we all had big expectations for 2013.
Unfortunately, we had a huge storm in December which I think delayed sales at the beginning of the year. (For example this January only 2 homes closed compared to 8 the previous year.)

As a real estate market that is influenced by vacation homes and second homes more than the local economy, real estate sales here in Leavenworth are impacted by the health of other Washington state real estate markets. If a home buyer has significant equity in their primary residence at Lake Sammamish or Mercer Island they are more likely to feel confident about buying a second home. If they lose equity or are underwater, they likely won't be interested in owning more real estate.
