2013 Leavenworth Real Estate Statistics

It's finally time for our annual review of the Leavenworth real estate market and the 2013 Leavenworth real estate statistics.

As we expected, 2013 continued the positive trends that we saw in 2012.  The number of sales each year is going up significantly and with this increase in demand, home prices are starting to creep up as well.

For sellers or homeowners, this is welcome news - though buyers who were waiting to buy might be disappointed by the recent increase in prices or lack of choices.

Is the government shutdown affecting the Leavenworth real estate market?

One of the questions we are starting to get asked regularly is how is the government shutdown affecting the Leavenworth real estate market.

There are three parts of the answer to this question:

1. Consumer confidence

Leavenworth 3rd Quarter Home Sales 2013

Leavenworth 3rd quarter home sales were not as strong as those in the 2nd quarter of 2013, but continue a trend of strong sales volume and increasing prices in 2013.

We are seeing this in a number of sectors of the Leavenworth real estate market including condominium sales and even manufactured homes.

Leavenworth Condo Sales

14 condos sold in Leavenworth and Lake Wenatchee in the 3rd quarter of 2013.

Year to date, a total of 20 condominiums have sold in Leavenworth and Lake Wenatchee in 2013.

Leavenworth Home Sales Surge in Spring of 2013

After a quiet first quarter that we attributed to the winter storm damage, we saw Leavenworth home sales surge in spring of 2013 and a continuation of  the high sales volume we started to see in 2012.

As you can see in this chart, the number of home sales from April through June in Leavenworth was double that of last year during the same period and actually on par with boom years like 2007.

Leavenworth Housing Shortage in 2013?

Two big questions I get asked all the time now by home buyers -

"Are there more houses coming on the market soon?"

"Is there a Leavenworth housing shortage?"

People who have been watching the Seattle area real estate market know that Seattle hasn't had much in the way of inventory in 2012 or 2013 and that shortage of inventory has turned Seattle into a seller's market once again with lots of bidding wars and multiple-offer scenarios.

Leavenworth Homes Sales - 1st Quarter of 2013

After a healthy increase in sales activity in 2012, I think we all had big expectations for 2013.

Unfortunately, we had a huge storm in December which I think delayed sales at the beginning of the year. (For example this January only 2 homes closed compared to 8 the previous year.)

Here's a great video of the snow and the down trees for those of you not familiar with the storm. (Closed roads, down trees and power outages make for poor showings.)

Geordie was great in every way. We have been looking in the Leavenworth area for some time, and Geordie was absolutely the best for local knowledge, history and depth on neighborhoods, developments and the local market trends. He was very quick to respond (even when he was on his vacation) and worked very diligently to get all of our questions answered in a very timely fashion. We would recommend him highly to anyone looking to buy or sell a home. Very friendly, and helped us navigate all of the local options before we made an offer on the property that we purchased. Thank you, Geordie!

It was such a pleasure to work with Geordie and his wife, Allyson on our cabin purchase. They showed us a variety of locations, listened to what we wanted and helped us find the perfect match. Everything was smooth and not stressful, just relaxed and easy. We would definitely recommend Geordie and use him again if the need arises!
