When clients and friends ask me about the state of the Leavenworth real estate market, I tell them that it's recovering. It is in the process of improving and getting a little stronger each month. Leavenworth home sales were fairly strong in the 2nd quarter of 2014, just slightly less than 2013 levels for the same time period. The number of single family homes sold dropped from 43 down to 36.

Leavenworth WA homes sales during the first quarter of 2014 were a bit sluggish. Unlike last year, we didn't have a horrible ice storm to contend with, just normal market influences that aren't too surprising.
As you can see in this first chart, home prices continue to trend up, but the number of sales is down.
We use the term "months of supply" in real estate to tell us how much inventory of homes for sale we have on the market. The months of supply is the time it would take for all the current inventory to sell if it all sold at the current rate without new inventory coming on the market. But how to calculate months of supply you ask? Months of supply is the number of houses currently for sale divided by the average number of homes sold per month. Let's look at a few examples. In the past 12 months 139 single family homes sold in the Leavenworth area.
Lake Wenatchee Skiing in 2014 has been pretty horrible, but a storm in February has allowed the park to start grooming in earnest. It's hard to tell what the future will bring since there is rain forecast for this week. We did manage to get up to Nason Ridge above Kahler Glen and it was a great ski on Sunday.
The Leavenworth real estate market often lags behind the Seattle market. The newest trend seems to be following this pattern.

As we expected, 2013 continued the positive trends that we saw in 2012. The number of sales each year is going up significantly and with this increase in demand, home prices are starting to creep up as well.
For sellers or homeowners, this is welcome news - though buyers who were waiting to buy might be disappointed by the recent increase in prices or lack of choices.
