Record July Home Sales in Leavenworth

We have been seeing reports about increasing real estate sales  and even increasing prices  for a few months now. The real estate market in Leavenworth has slowly but surely been improving for sellers.  This month has been more than just an improvement – we have seen record July home sales in Leavenworth for 2012.

More homes have sold in Leavenworth than in any other single month since 2007. Seventeen ,  yes 17!!!!  houses sold this July which is a truly astounding number.

As I have noted in the past ten is the magic number of home sales for Leavenworth in my book. Any month with ten or more sales is a strong month! But we all know that one month of strong sales isn’t everything. It’s great that we have had record July homes sales in Leavenworth but we don’t want to sacrifice July and then have weak August numbers. I’d feel a whole lot better about the health of the market if we could string three months together of ten or more sales.

UPDATE August 4,2012

At least one July sale was not reported earlier and we might have a few more. It looks like at least 18 houses sold in Leavenworth this July.

   Do sales tend to trend upwards to July or are sales pretty even all year round? On the westside of the mountains we trend upwards to July then taper off to the rest of the year.

   Toby- Thanks for the great question. We tend to have spikes in the summer but also at the end of the year. In 2011, the biggest months for closed sales were December and September. In 2010, June, August and November were the big months. In 2009, June and October had the most sales.
