Buying Land in Leavenworth | Waiting for Spring Thaw
Starting in December of every year we get buyers who tell us that they have decided to start shopping for a parcel in Leavenworth or Lake Wenatchee to build a cabin or dream home on.
Unfortunately, we get a bunch of snow in Leavenworth and winter isn’t a great time to look at land.
- It’s hard to find boundary markers and surveyor’s pins under 3 feet of snow.
- You can’t see driveways.
- You can’t locate well heads.
- You can’t tell if the property is a wetland.
- You probably need snowshoes to travel.
- You might not have anywhere to park.
It’s April now and it is starting to feel a lot like spring. Just remember, this is Central Washington not the Puget Sound lowlands. Just because you had crocuses up in your yard in Seattle in February, doesn’t mean that we’re snow free here.
As of April 2, 2012 many yards in Leavenworth are recently snow free. There are still big piles around where it has been shoveled and numerous building lots still have 6″- 1 foot of snow on the ground. There is almost a foot in places at this lot on Wilson Street.
Up at Lake Wenatchee and Kahler Glen, there is significantly more snow. Here you can see my measuring stick shows almost 2 feet of snow on the Kahler Glen Golf Course.
At Stevens Pass ski area? They have 155″ on the ground still. Yep – Thirteen Feet.

I passed through Leavenworth last spring, I think it was late March. The area worked its magic on me and eventually my wife. We are hardcore winter athletes and just really enjoyed meeting up with extended family members who live around Lake Wenatchee. When we decide to buy in the area, a bit of snow won’t deter us!
I just had to drop another note. I shared the link to this site with my parents. They are super excited. My mom has been planning a retirement vacation for my dad when he ‘officially’ retires this summer. She’s already looking online at real estate in the area and checking out the local scene for fishermen. Glad I found you.
